Process #1 Standard Construction Contract
The Standard Construction Contract procedure is most suitable for clients possessing project drawings and prepared to proceed with L.J. Silva Construction. We will assess the project cost based on the provided drawings and subsequently enter into a construction contract. Following this, we will initiate the permit submission, commence the construction process, and ultimately provide you with the certificate of occupancy for your project!
Process #2 Conceptual Phase then Design-Build
The Conceptual Phase is ideal for clients requiring the creation of a floor plan and MEP narratives, with the option of including an exterior elevation as needed. This phase is particularly beneficial for initiating the project without a significant financial commitment. Approximately accounting for 10-15% of the architectural process, the Conceptual Phase furnishes enough information to formulate a Design-Build Contract. Once the Design-Build Contract is established, we progress to finalize project drawings, submit for permits, commence construction, and ultimately provide you with the certificate of occupancy for your project!
Process #3 Design then Build
The Design then Build approach is suitable for clients prepared to initiate the project by commencing with a Design Contract. This contract represents a segment of the comprehensive Design-Build process and involves the creation of FULL Construction Drawings, ready for permitting. Following the preparation of these detailed drawings, we proceed to estimate the costs and finalize the project by signing a Construction Contract for the remaining phases.
